Residential home inspection
A Greater Dayton home inspection is a visual, non-invasive evaluation of the major systems and components of a house. Mike walks the property the way a careful buyer would want — looking for defects, safety issues, and maintenance items that affect value and livability.
Typically covered
- Roof covering, flashings, and visible roof structure
- Exterior walls, grading, drainage, and walkways
- Foundation, basement or crawlspace (where accessible)
- Plumbing supply, drains, water heater, and fixtures
- Electrical service, panels, outlets, and visible wiring
- Heating and cooling equipment (operation as accessible)
- Attic insulation, ventilation, and visible structure
- Interior walls, ceilings, floors, windows, and doors
- Garage, including door operators when present
Standards of practice guide the inspection. Some things (like code compliance certifications, pest treatment, or invasive testing) are outside a standard home inspection — Mike will say so plainly if something needs a specialist.
Wood-destroying insect (termite) inspection
Many purchase contracts and some lenders ask for a wood-destroying insect (WDI) inspection — often called a termite inspection. GDHI can include WDI inspection when you need it. Ask when you schedule so the visit is planned correctly.
If evidence of insects or conducive conditions shows up, you’ll get it in writing so you can decide next steps with the seller.
Mike holds Ohio Department of Agriculture Category 12 credentials for wood-destroying insect inspections. Ask when you book if your lender needs a specific form.
